Industry Best Technology
We use an industry leading property management platform, Buildium, to manage your properties and keep track of all revenues and expenses. Additional capabilities include:
- Owner Portal – Fully reporting capabilities in addition to reviewing leases, owner agreements, reviewing property income and other features.
- Tenant Portal – Allows tenants to pay rent, submit deposits, view reports, submit maintenance requests, and review their lease.
- Property Managers – The Buildium platform provides a full suite of tools which enables us to market your property, fully manage your properties, receive payment, pay vendors, manage maintenance requests, and send leases to prospective tenants for e-signature. And, all data is in the cloud with full backup and recovery capabilities.
Sense of Community
We build community at multi-family properties so that tenants feel connected to the building, and to their neighbors. Our residents take pride in their neighborhood. We typically appoint a resident community ambassador that helps us take care of the property and is available to assist with residents’ needs. Ambassador compensation comes directly from Alpenlux, not from the building owner.
Property Analysis and Updating
We work with property owners to provide a desirable living space for their residents while increasing the value of your investment. We have found that the little things provide benefits to tenants at small cost to the owner. Examples of ways to improve residents’ experience include:
- Providing a thorough building and grounds assessment, then working with the owner to plan for repairs and improvements.
- Utilizing our experiences from our design-build background to optimize potential of each property using contemporary color palettes, LED lighting and other modern updates.
- Optimizing existing landscape to minimize maintenance and water usage, while enhancing curb appeal.
- Working with owners to determine the timeline and scope of updates and repairs needed based on an exit plan of keeping the property long-term or preparing for sale.
- Inspecting every property on a regular basis while maintaining owner communication and meeting owner needs.
